Time for another home renovation
I live in a semi small 1650 sq ft house and I have a second floor that's dark Think a cape with two windows at opposite ends. Two bedrooms with a bathroom in the middle and the stairs on the back side so not really a traditional cape.
When I was single I was stationed in Netherlands and Siciliy and both my apartments were roof top style of houses. Would cost me about 10K finished What type of return do you think it would add if I was to sell in 5 years. I'm thinking about buying a second place and making this a rental again but might sell. |

If you want return on investment kitchens and bathrooms are about your best bang for the buck. Having said that we have bought reno'd and sold a lot. We always do the reno for us as we never plan on selling as soon as the reno is done. If you like the walk-out skylight do it for yourself. Its very difficult to calculate exactly how much return you'll get from that, if you hold onto the house for a while it blends into the increased equity and ultimately might make the house more attractive to buyers.

As mentioned above, baths and kitchen renovations recoup the most... 70% ish... Seems like u may move /sell in 5 years??.. Do YOU think 10K is worth it (assume 0% return) for your "enjoyment" over the next 5 years?
If so, go for it.

House has been updated, second floor is next. The bathrooms have been done, two bedrooms on thefirst floor have been done and the kitchen, plus wiring updates, Just debating simple skylight vs spending few extra dollars on something different.

More natural light is always a good thing when people are touring a home to buy. But as stated, have a reputable agent look at the plan.
