This is one expense I'm REALLY not looking forward too. My home is roughly 18 years old, 1,900 square feet still has the original shingle roof. Getting quotes of $12 to $15K! Anyone replace their roofs yet? This ones gonna hurt

Is that to strip it all the way down, and is it normal shingles, or one of those Spanish style you see in AZ or Cali.? My house has a 1996 roof (or so the seller said), so when it needs it, they're supposed to be able to just add another layer....dag that means this roof is 18 too! lol

work included? A bit steep I would say, even in Finland one get's the job done for about 7k, but I received a quote of 45ke for one of my projects once, did it myself for a five.

That's an easy job to do, and the most fun one will ever have in a construction site.

Yup, all the way down to the wood. Not the Spanish style. I believe those would be tile roofs.

Labor and permit included. I can honestly say I would not want to tackle this job myself.

I have a brother-in-law in the business so it was less. Each day he brought me a few packages of shingles. Once it was all here, he got some co-workers to show up on a Saturday. Wife made tacos, I bought GOOD beer. I think I spent $1200 cash to give each worker about $300 for the day.

They said they were in pretty bad shape. I can't say I disagree. My HOA is on my ass on this.

HOAs are a double-edged sword. Nice that they don't allow everyone's property values to fall because of one slob, but they can also be overbearing when you want to change things. One new housing development near us has *only* various shades of brown for painted parts of a house. It makes the neighborhood look decent, especially since most of the houses have some sort of brick or stone facing, but it does hit you after being there for a few minutes that there is very little color in the neighborhood.

I did my roof over in 2009. The roof already had 2 layers of shingles from previous owner. State of CT doesn't allow more than two layers so i had rip out everything, replaced some rotten plywood. The house is 2,700sqft, but only about 2,000sqft was done because the other side of the house had newer roof.
The entire thing cost about $12,000 (labor, parts, everything)

Oh don’t get me started with my HOA. I had it out with them a few months ago. I have a huge Oak tree that is uprooting my driveway. About a 7 foot crack. HOA fined me for not taking care of it. I contacted the city which will not allow me to remove the tree. So basically I have to re pave my driveway only for it to crack again down the road. HOA said it’s my problem not theirs.

10-12k should about right for that size roof.

Had mine replaced 3 years ago. It was Cedar Shake. Now it is CertainTeed Presidential TL (hope I spelled that correctly). Cost was about 30K. But, it is a 60 year roof and looks really good. Roof has lots of valleys and such and is 2700sq feet. I think if I would have gone on the cheap I could have got it done for 10k. The entire roof had to be resheeted as the cedar shakes had skip sheeting only underneath.

i guess depends on your location, did mine 3yrs ago $12K, strip down to the frame and replace with ply, shingles and ice treatment(whatever that is) took 1 day about 10 workers.

Wow having a hoa sounds awful. Where I live I don't even have housing codes let alone a hoa. This summer I'm going to replace with my shingles with a tin roof. I'm going to put on the tin roof myself and buy the supplies from Home Depot so the job will only cost a few hundred in supplies and a few days labor for me and should last a lifetime. I can't imagine having to pay $10-30k for a roof.

No codes out here either. We just had a screened in deck converted to a sunroom and were going to go with floor to ceiling windows. But the backside of the deck is more than 48" off the ground, so the contractor insisted on sticking with a national code requiring solid knee walls to 24" and then windows. The dumb part is that just inside the house we have casement windows that are only 6" off the floor and have a 10' drop outside. We don't have kids, so it's not a problem. Just dumb that two windows less than 3' apart don't look the same.

Lucky. Mine is at end of life and cheapest quote I got was $25k. Have to go with cement tiles.

Ripping off the old is always a better idea. Among other things, your roof structure will be happier. The new roof will last longer.

The cost isn't really as important as getting a good contractor. Bad roofers exist, and you'll be "paying" for picking a bad one for a long time, in many ways.

Get references, and actually call them. Check Google and Yelp. Check Angie's List. The Better Business Bureau. None of these are perfect, but, taken together, they help.

Basically check them out like you would a mechanic working on your prized car. Low bid is rarely my choice when picking a contractor.

I'm looking at $10k for 1500sf of shingles so $12k for 1900sf is not out of wack. But make sure that price includes replacing of all damaged facia, rafter, shiplap. Many contractors don't include that in the quote and you end up with additional charges once they rip out the old shingles.
