we had our tri plex's roof redone last year.

$15K - financed.

yes there was a roof there under the roof - both leaked.

sold the tri plex two months ago.

Hmmm I didn't know you could finance a roof. Depending on the rate this may be a good option. I would hate to drain $12-$15K out of the account.

That price seem high, really high, I just did my roof which was steep, they charge extra for steep roofs. My house is 2700 Sqft and my cost me $7K which include removing the old roof, putting down an ice barrier, and I put down a medium grade architecture style shingles. Most of that cost was labor I know that and they had 5 men at my place for 2 days.

When you get a quote make sure everyone quotes the same thing and same types of materials. not all roofers use the same material or manufacturers. I have seen large variations in the material costs since one guy uses no name shingles and others only use top quality name brand. Some come with no warranty and other come with 25 or 30 yrs.

That's just it. I don't know what I need. I'm at the mercy of the contractors to tell me what I need. My home is 1,900 sq ft. Original shingle roof. I did one patch job a couple years ago due to a minor leak. I could see a few missing shingles already. The couple contractors that came just threw some numbers at me and walked away. I have yet to get anything on paper. Seems a bit sketchy to me. I have a board meeting next week with some of the homeowners. I'm going to ask around see who they used in the past.

I got 3 quotes on mine, all were given in writing with description of what they were doing, materials etc. Of course cheapest quote was like $25k so. However I wouldn't trust anyone who did not give it in writing.

It's like getting quoted on having a tree trimmed: $300, $800, $1200. Same tree. How many ways can it be trimmed? Sometimes I really despise the dishonesty with home contractors. I went with $300 and guess what, about 8 people showed up and starting using chainsaws, climbing everywhere all over the place, and by the time they were done, all the branches that they cut were gone/hauled away, and the tree looked like a hat rack, just as they said. What would the $300 job, have over the $1200 one, besides working papers, bonding, and insurance?

Yes. We replaced our roof @ 2yrs ago. Insurance covered. We had hail damage not major, but I have a "persuasive nature". Roof was 12yrs old. I decided to go with a different color (more browns and golds) that really match my bricks well over the greyish standard shingles typically used. Total cost was: a tad over $12k
I see you got 18yrs. That is really good considering most are 20-25yr.

Here is something interesting. Ask if they use "air hammers" or "hand nail" shingles in. Air hammers are quicker and easier but damage the roof itself and or weaken it do to the depth they penetrate the shingle and wood.
My guys hand nailed every nail. I thought my ceiling was gonna cave in!
But we get high winds in N. TX and I've seen several neighbors who had re-roofed their home only to lose several shingles once or twice a year from air hammered shingles.

I got two quotes for trimming two oak trees. One $550.00. The second $300.00. Naturally I went with the $300.00. Two days later the city fined me $100.00 for not having them trimmed correctly. Apparently there is some sort of pattern to trimming them so they don’t become too top heavy. And certain branches should not have been cut at all. Lesson learned.

Cool, thanks for the tip. I can imagine how loud that must be inside the house with a bunch of guys hammering away at your ceiling. How long did the job take?

That is due to running too high PSI on their air gun. If the equipment is used properly it's the same as hammering in the nails only much faster.
