You're in NJ where heavy amounts of snow are not unheardof. I would be very apprehensive about a flat roof for that reason, alone. Others have said that a two car is a requirement but I see many homes around here go for over a million with no garage at all. I would personally never buy a car without at least a two car but clearly there is a market for those with a single or no garage at all.

One of my close friends grew up in this Mies van der Rohe house that I always thought was pretty neat. It's not a practical home for most (it's three buildings), but it always reminded me of Cameron's house from Ferris Bueller.

Flat roofs are fine in NJ if there are engineered right.. It's all about the material and installation of the roof. Most residential roofing contractors do not do good flat roof jobs. Most commercial roofing contractors don't want to be bothered to do a residential roof. Also most flat roof you can not get a warranty from the manufacture only on a select few companies. I have a modern style house with both flat and pitched roofs. just had it reroofed in PVC.
